In Pelican Crest, where ocean views often frame homes of Mediterranean and coastal tradition, Studio/ JIALUN XIONG approached a two-year renovation with a deliberate strategy: transformation through precision, not wholesale erasure. Portions of the 8,300-square-foot residence were demolished, but its framework was preserved and reinterpreted—allowing the house to shed its heaviness without losing presence. The result is a modern French retreat—a study in proportion, restraint, and monochrome layers of richness. Natural limestone, white oak in herringbone, hand-brushed Venetian plaster, bespoke millwork, and solid brass hardware now anchor the interiors, chosen for how they register light and shadow across the day.
